Cost segregation, explained

Move qualifying property costs into shorter recovery periods.

Cost segregation identifies portions of an income-producing building that may be depreciated over 5, 7, or 15 years rather than 27.5 or 39 years.

Why components depreciate differently

A property contains specialty electrical systems, removable finishes, equipment connections, decorative elements, paving, landscaping, and other assets that may have shorter tax recovery periods.

A documented study allocates supported building basis to the appropriate classifications and produces a detailed fixed-asset schedule.

What an engineering-based study adds

  • Review of closing, construction, and improvement records
  • Virtual or in-person property inspection
  • Identification and documentation of components
  • Cost allocation using recognized estimating methods
  • Detailed report and CPA-ready asset schedule

When a study may be useful

Studies are often considered after acquisition, construction, renovation, or conversion to business use. A look-back study may also be possible for qualifying property placed in service earlier, often with Form 3115.
